2.    Maintenance Services - per contract pricing

    1. Our maintenance staff can handle most of your maintenance needs
    2. We can secure bids on larger jobs and present them to you before the work is done
    3. We have a Toll Free emergency Line for your tenants to call for maintenance issues
    4. When required, we work towards a 48 hour turnaround for Local Code Issues
    5. Cost Saving Price Packages available for Seasonal Work

3.     Landlord Rescue w/ Management Agreement - $500 plus expenses

    1. Evict as needed
    2. Arrange inspections, quotes, contractors, etc.,.
    3. Repair/Remodel as needed
    4. New Tenancy, with a qualified Tenant

4.    Rental Market Analysis - $199

A Rental Market Analysis, personalized to reflect your specific property can provide you with an accurate expectation as to what your property could be doing for you financially.

 

5.    Broker Opinion of Value - $199

  1. A personal evaluation of a potential investment property including, but not limited to the following:

    1. Specific features of the property, both the positives and the negatives
    2. Condition at time of evaluation
    3. Estimates of future market value
    4. Purchasing recommendations

 

6.    Lease-up Service - First month's rent

In addition to listing/advertising, we can handle the entire Leasing Process.   We will

  1. Promote the Listing
  2. Process all inquiries
  3. Screen/Process all potential tenants
    1. Qualify them financially
    2. I.              Reference Checks
    3. II.              Background checks
    4. V.              Criminal Background Check
  4. Collect all Reservation Deposits, Security Deposits, Rents due at Lease Signing
  5. Complete the Lease Process
  6. Deliver to you a qualified tenant, complete with a signed Lease.

7.    Lease Signing Only - $250

  1. You pick your tenant ~ We do the rest!

    1. We provide the Leasing Package
    2. Schedule and complete the Lease Signing
    3. Coordinate the Scheduled move-in date
    4. Handle the move-in Inspection

8.    Property Supervision - $50 per visit

  1. In your absence we can make interior/exterior property inspections [2x monthly minimum]
  2. Verify power, heat, water are all in good working condition
  3. Snow Removal/Lawn Care provided as needed
